How fast can you complete a turnover?

Standard turnovers complete in 5 business days from key handoff. Same-day rush available for emergencies (+25% fee). Premium and White Glove tiers typically run 5–7 business days depending on scope.

Do you work with property management companies?

Yes — we partner with property managers across Philadelphia for overflow capacity and turnaround-sensitive jobs. Volume pricing available for PM partners running 5+ turnovers per month.

What about damage beyond normal wear and tear?

We document every condition issue with timestamped photos and a written inventory. You receive a deposit deduction packet ready to forward to your former tenant, including itemized repair quotes for anything beyond normal wear.

Are you licensed and insured?

$1M general liability coverage, $25K janitorial bond, and fully workers comp compliant. Our principal holds an active PA real estate license. Certificate of Insurance available on request before any work begins.

Do you handle Section 8 / HCV properties?

Yes. We're familiar with PHA (Philadelphia Housing Authority) inspection standards and prepare units to pass on first inspection. Failed inspections can delay tenant placement by weeks — we make sure that doesn't happen.

What if my property has issues beyond cleaning and paint?

We coordinate licensed sub-trades for HVAC, electrical, plumbing, and major repairs. You receive a single invoice with every line item documented — even when multiple specialists are involved.

Do you serve Airbnb and short-term rentals?

Yes. We offer recurring STR turnovers on weekly or per-booking schedules. Same-day turnaround between guests is standard for STR clients. Ask for our STR partner pricing.

How do I pay?

50% deposit to schedule, 50% upon completion. We accept ACH, credit card (3% processing fee), check, or wire. Net-30 terms available for property management partners.
