About Us

The rental turnover service landlords actually wanted.

Two decades in real estate and construction, focused on one thing: turning apartments between tenants. Licensed, bonded, and insured.

Communication is the key to success.

If you've owned rentals for more than a year, you've experienced the turnover problem: a tenant moves out, and you spend the next 2-3 weeks finding a cleaner, scheduling a painter, calling a locksmith, hauling debris, taking photos, listing the unit, and losing rent every day it sits empty. Five vendors, five invoices, your weekends gone.

Key Turnover exists because that whole process should be one phone call. We're a landlord-built turnover service operating on one national standard across every city we serve. Cleaning, paint, locks, lawn, photos, listing-ready prep, everything. One team. One call. One invoice.

Built on real estate and construction experience

Key Turnover didn't start as a cleaning company that added handyman work. It started from two decades of hands-on experience across real estate and construction, owning and managing rental property, holding a real estate license, and running the trades that actually put a unit back together: paint, drywall, carpentry, flooring, and repair.

That background matters because turnovers sit exactly where those two worlds meet. You need someone who can look at a vacant unit and read it from both sides at once: what the next tenant will notice on the walk-through, and what it will genuinely take in labor, materials, and days to fix. Knowing the construction side means the scope is real. Knowing the real estate side means the unit comes back ready to lease, not just ready to look at.

Apartment turnovers are the specialty, not a side service

Most contractors treat turnovers as filler between bigger jobs. We built the entire company around them, and specifically around apartment and multi-unit turnovers, which run differently than single-family work: tighter timelines, repeatable scopes, building access and key control, coordinating around other trades and occupied neighboring units, and a property manager who needs documentation for the file, not a verbal update.

Running that same work over and over is what makes it fast. We know what a one-bedroom actually takes. We know which units need a full repaint and which need a proper patch-and-touch-up. We know the difference between damage that's chargeable to a security deposit and normal wear that isn't, and we photograph it either way so you have the record if a deposit gets disputed.

That's the whole advantage: a crew that has turned the same kind of unit hundreds of times will beat a general contractor doing it occasionally, every single time, on speed, on cost, and on what the unit looks like when the next tenant opens the door.

What we do (and don't do)

We do rental turnovers. That's the whole business. We don't do new construction painting, residential renovations, commercial cleaning, or property management. We're specialists, not generalists, and that's how we've gotten good at the specific work of turning units between tenants quickly and consistently.

Our three tiers, Standard, Premium, and White Glove, cover the realistic range of what units need between leases. Flat-rate pricing. No surprise add-ons. We tell you which tier fits your unit during the walk-through.

How we think about quality

Most contractors define "done" as "I finished the work." We define it differently: a turnover is done when the next tenant would walk in and assume the unit was brand new. That's a higher bar than industry standard, and it's the bar we hit on every job.

What that means in practice: we don't leave grime behind appliances because tenants don't pull out the fridge to check (they sometimes do). We don't skip the inside of the oven because most cleaners don't bother (the next tenant will notice the first time they use it). We don't paint over scuff marks without sanding because it'll show in 30 days when the next tenant moves furniture against the wall.

If you want bare-minimum turnover work, there are cheaper options out there. If you want it done right the first time, that's us.

Where we work

Key Turnover operates across Philadelphia, Kansas City, Charlotte, and Columbus, plus the suburbs around each. Every market runs the same playbook: local crews held to one national standard, photo-verified handoffs, and one invoice no matter how many trades touched the unit.

Each city page covers local coverage areas, market specifics, and how to get a bid. Wherever your doors are, the process is identical: send the scope, approve the bid, get the photo report, list the unit.
