Not to schedule the walk-through or get a quote. For accepted jobs, we typically take a small deposit (25%) to lock the schedule, with the balance due upon completion.

Covered by our insurance. We document unit condition with photos at the start of every job. If we damage something, we file a claim and replace or repair it. We've never had a serious claim in our service history.

Lockbox is easiest. You mail keys to us, we install them in a lockbox at the property, and use the code. Or you can FedEx the keys directly to us. We coordinate with your property manager or HOA if needed.

We handle those, we have specific protocols for heavy soil, pet damage, smoke residue, and broken fixtures. Severe cases (hoarding, biohazard, structural damage) we'll quote separately and may coordinate with a remediation company before we come in.
