Step 1: Initial contact (Day 0)
You call (267) 609-2570 or fill out our contact form. We ask a few quick questions: unit address (or neighborhood), unit size, when the previous tenant moves out, and when you need it ready. We confirm we cover your area and have availability, and we schedule a walk-through.
Step 2: Walk-through (Day 1-3)
We visit your unit (or do a video walk-through if you're remote) within 1-3 days of your call. We assess:
- Overall condition of the unit
- What kind of cleaning is needed (Standard, deep, or specialized)
- Paint work needed (touch-ups, full rooms, or full interior)
- Lock status (rekey, full replacement, or smart lock upgrade)
- Any special issues: pet damage, smoke residue, drywall repair, exterior needs
- Tier recommendation based on what we find
The walk-through takes 30-45 minutes for most units. We're honest about what we recommend — if Standard is enough, we tell you. We don't try to upsell.
Step 3: Written quote (within 24 hours of walk-through)
You receive a detailed written quote via email. It includes:
- Recommended tier and what's included
- Any add-ons we discussed
- Total flat-rate price (no hourly billing)
- Estimated timeline (specific start date, expected completion)
- Insurance details (we attach our COI on request)
- Terms and payment expectations
You take all the time you need to decide. No pressure, no follow-up sales calls. If you want changes, we send a revised quote.
Step 4: Schedule and key handoff (Day 4-5 or as you specify)
Once you accept the quote, we lock the schedule. You confirm the key handoff method:
- In person — meet us at the unit, walk through together, hand off keys
- Lockbox — install a temporary lockbox at the unit, share the code with our team
- Mail — FedEx keys to our office before the start date
- Property manager — coordinate with your existing property manager for key handoff
We pay a 25% deposit at this stage to lock the schedule (refundable if you cancel more than 48 hours before start).
Step 5: The work happens (5-10 days)
Once we have keys and a confirmed start date, the work happens on a tight schedule:
Day 1-2: Cleaning + initial assessment
Cleaning crew goes through the entire unit. Photos taken before and after. Any unexpected issues flagged to you immediately.
Day 2-4: Paint work
Painters arrive after cleaning is done. Touch-ups, partial repaints, or full interior depending on tier. Trim and doors get attention as needed.
Day 4-5: Locks, hardware, and detail work
Locksmith handles rekey or replacement. Lightbulbs checked and replaced. Smoke and CO detectors tested. Any remaining detail work (caulking, drywall patches) completed.
Day 5-7 (Premium): Carpet, exterior, deep appliance cleaning
If Premium tier, additional crews handle lawn cleanup, porch refresh, and deep appliance cleaning (inside oven, fridge, dishwasher).
Day 7-10 (White Glove): Photos, lockbox, final polish
If White Glove tier, professional photographer comes through on day 8-9 after all other work is done. Lockbox installed, final polish applied (fresh towels, simple decor for photos), and listing prep document delivered.
Step 6: Walk-through and handoff (Final day)
We do a final walk-through (with you or solo if you're remote). Photos sent showing completed unit. We deliver:
- Final invoice (balance due)
- Photo set of completed unit
- Listing-ready handoff (White Glove) or basic completion notes (Standard/Premium)
- Key code documentation for future rekeys
- Keys returned to you (or installed in lockbox per your instructions)
What happens if something goes wrong
We've done this for years. Things very rarely go wrong, but when they do:
- Weather delays exterior work? Schedule shifts; no extra charge.
- Hidden damage discovered (water, mold, structural)? We stop, document with photos, contact you immediately, and quote the additional work separately. No surprise add-ons.
- Insurance claim needed? We document with photos and file directly. You're not involved in the process.
