These terms govern your use of the keyturnover.com website and our services. By contacting us or hiring us, you agree to these terms.
Quotes and estimates
Quotes are free and based on the information you provide and what we observe during the walk-through. Quotes are valid for 30 days. After 30 days, we may revise based on current pricing and availability.
Scope of work
Our quotes include the specific scope listed. Additional work requested mid-project (additional rooms, change orders, etc.) will be quoted in writing before being performed. If we discover hidden issues during work (water damage, mold, structural problems), we stop and contact you before continuing.
Payment
We require a 25% deposit to schedule work, with the balance due upon completion. Acceptable payment methods: check, ACH/bank transfer, Zelle, major credit cards. Invoices not paid within 30 days incur a 1.5% monthly service charge.
Cancellation
You may cancel scheduled work without charge with 48+ hours notice. Cancellations within 48 hours forfeit the 25% deposit. Cancellations after work has begun are billed pro-rata for work completed.
Insurance and liability
Key Turnover of Philadelphia carries $1M general liability insurance, $25K janitorial bond, and workers' compensation. Our insurance covers damage caused by our work or our employees. Pre-existing conditions, normal wear-and-tear, and acts outside our control (weather, third-party actions) are not covered.
We document unit condition with photos at the start of every job. Disputes about pre-existing conditions are resolved using these photos.
Warranties
- Paint application: 1-year warranty against peeling, flaking, or adhesion failure caused by our work. Normal wear, tenant damage, or substrate issues not caused by us are excluded.
- Cleaning: 30-day warranty. If something we should have cleaned was missed, we return free of charge.
- Hardware: Carries manufacturer warranty. We don't extend additional warranties on hardware we install.
Limitation of liability
Our total liability for any claim is limited to the amount you paid us for the specific job. We're not liable for consequential damages (lost rent, lost rental opportunities, etc.).
Disputes
Most disputes are resolved by talking it out. If we can't resolve a disagreement directly, disputes are subject to binding arbitration in Philadelphia, PA, under the rules of the American Arbitration Association.
Changes to these terms
We may update these terms periodically. The current version is always posted at keyturnover.com/terms.html. Material changes will be communicated via email to active clients.
