Who we work with.

Independent landlords and property managers, plus shelters, senior housing, emergency and supportive housing, affordable housing and multifamily buildings. Every unit gets the same standard.

Different properties, the same problem.

Whether it is a rowhome rental, a senior apartment or a shelter unit, every vacant day costs someone. Our job is to shorten that gap without cutting corners on quality or documentation.

For landlords and property managers, that means one call instead of five vendors, and a unit back on the market in about a week. Institutional housing adds more on top. Residents and staff are in the building while you work. Funders and housing authorities want records. Units often open in clusters, and the next placement is already scheduled.

We set up our crews and our reporting for that work. Every unit gets a written scope before we start, photos before and after, and its own invoice, so you can match the work to a program, a grant or an inspection without rebuilding the paper trail yourself.

Who we work with

  • Independent landlords

Mom-and-pop owners with one rental or a handful of doors. We take the whole turn off your plate: cleaning, paint, repairs, locks and haul-away, on one invoice.

Out-of-town owners get lockbox access, photo updates and written sign-off.

  • Property management companies

Firms turning units across many owners and addresses. One vendor, one standard and one point of contact, with photo reports your owners can see.

Recurring turns on a standard scope, no new bid every time.

  • Emergency shelters

Family and individual shelter units, congregate rooms and emergency placements. Deep cleaning and sanitizing, repairs, debris removal and life-safety checks, turned around fast.

Rush turns in 24 to 72 hours when a placement is waiting.

  • Senior housing and retirement communities

Independent living, 55+ communities and affordable senior buildings. Low-odor, low-noise work around residents, with families and staff kept informed.

Scheduled around meals, quiet hours and activities.

  • Transitional, bridge and supportive housing

Single-building and scattered-site programs, including rapid rehousing units. Furnished resets with linens and kitchen basics when your program provides them.

One contact and one schedule across every address.

  • Displacement and disaster housing

After fires, floods and building emergencies, several units often need to be ready at once. We scale crews across units in parallel and report as each one is finished.

Units released for placement one by one, not all at the end.

  • Affordable and HUD-assisted housing

Section 8, tax credit and public housing units brought to inspection standard, with the deficiencies inspectors cite fixed and photographed.

Documentation for NSPIRE and HQS re-inspections.

  • Student housing

The summer turn cycle, when dozens of units empty at once and all of them need to be ready by move-in weekend. Furniture removal and deposit documentation included.

Turn schedules planned months ahead of the cycle.

  • Multifamily and apartment portfolios

Recurring make-ready programs for apartment communities and scattered-site portfolios, with one standard across every property and a summary invoice for each batch.

Available in Philadelphia, Kansas City, Charlotte and Columbus.

Questions from housing providers

Do you only work with large organizations?+
No. We work with mom-and-pop landlords with a single rental, single-building nonprofits and small senior communities as readily as large operators and housing authorities. What they have in common is units that need to come back quickly and a paper trail that has to be right.
Can you set up a standing scope for recurring turns?+
Yes. For ongoing programs we agree on a standard per-unit scope after walking a few representative units. Recurring turns then move on that scope without a new bid each time, and anything beyond it is quoted in writing first.
What do you need to get set up as a vendor?+
Send us your vendor packet. We provide a certificate of insurance naming you as additional insured if required, a W-9, and proof of workers' compensation. We are registered in SAM.gov for federal and federally funded work.
How do you handle residents who are home while you work?+
We follow your building's sign-in and access rules, keep common areas and hallways clear, work within quiet hours, and keep the work inside the unit. Crews are briefed that they are working in someone's home and building.
Can you handle several units at once after a move-out wave or emergency?+
Yes. We run crews in parallel and send you photos as each unit is finished, so you can start placements as units come online rather than waiting for the whole group.

Have units coming open?

Send us the address and a rough unit count. We walk the property or review photos, then send a written scope and quote, usually within one business day.
