Apartment turnover for senior housing and retirement communities.

Careful, quiet turns in independent living, 55+ and affordable senior buildings, coordinated with your staff and, when needed, with families.

Work that fits the building.

A senior community is a home first. The turn has to happen without disrupting the people who still live down the hall.

When an apartment opens in a senior community, it is often after a long tenancy, and sometimes after a resident moves to a higher level of care or passes away. That changes the work. There may be belongings to sort with family, more wear to repair than in a typical rental, and neighbors who notice every noise and smell in the hallway.

We plan for all of it. Our crews check in with the front desk, keep the corridor clear, work within the hours your community sets, and use low-odor paint and fragrance-free cleaning products. Your staff gets a written scope before we start and photos when the unit is ready, so marketing can show it and the next resident can move in on schedule.

Questions from senior communities

Can you work quietly while residents are home?+
Yes. We schedule the loudest work, like drywall sanding or furniture removal, for the hours your community prefers, and we avoid meal times and activity periods in shared spaces. Hallways stay clear for walkers and wheelchairs.
What products do you use?+
Low-odor, low-VOC paint and fragrance-free cleaning products by default, because many residents are sensitive to smells and fumes. If your community has a required product list, we follow it.
What happens with belongings left in the apartment?+
We don't remove anything until the community or family confirms what stays and what goes. Items set aside for family are kept together and labeled, and everything removed is photographed before it leaves the unit.
Can you handle accessibility items during a turn?+
We handle the punch-list items your maintenance team flags, such as lever hardware, grab bars and loose thresholds. Anything that needs a licensed trade is flagged to you first.
How fast can an apartment be ready?+
Five business days is our standard from key handoff. If a new resident has a move-in date already set, tell us and we plan the turn backward from it.

Have units coming open?

Send us the address and a rough unit count. We walk the property or review photos, then send a written scope and quote, usually within one business day.
