Most rental turnovers focus entirely on the interior. That's a mistake. The first thing a prospective tenant sees is the outside — the yard, the porch, the front door, the mailbox. If those look unkempt, they're already forming a negative impression before they even step inside. Conversely, a tidy exterior makes the interior feel better too.
Our Premium and White Glove tiers include exterior and lawn cleanup as part of the package. Standard tier is interior-only — if you need exterior work with a Standard turnover, we can add it on for starts at $150 depending on scope.
What exterior cleanup includes
Lawn & yard
- Mow — if there's grass, we mow it. Edges trimmed along walks and beds.
- Leaf and debris cleanup — every season has its own debris (leaves in fall, sticks in winter, random trash year-round). All cleaned up.
- Hedge and shrub trim — basic shaping, not full landscaping. Anything overgrown gets cut back.
- Weeding — visible weeds in beds, between pavers, along walkways pulled.
- Mulch refresh (add-on) — fresh layer of mulch in front beds if you want it. starts at $150 depending on bed size.
Porch, entry, and walkways
- Front porch swept and washed if needed
- Cobwebs cleared from porch corners, light fixtures, mailbox
- Front door cleaned (and touched up with paint if needed)
- House numbers wiped down or replaced if missing/broken
- Doormat shaken out (or removed if it's in bad shape)
- Welcome mat replaced with a clean one (add-on, $25)
- Walkway swept; pressure-washed if heavily stained (add-on, starts at $100)
Mailbox & access
- Mailbox interior cleaned of old mail and debris
- Mailbox flag and post checked for damage
- House numbers verified visible from street (required for emergency services)
- Light fixtures at entry tested, bulbs replaced if dead
Optional exterior add-ons
These aren't included by default but can be added during the walk-through:
- Gutter cleaning (starts at $100) — if the unit hasn't had gutters cleaned in a while, this is worth doing
- Pressure washing siding (starts at $300) — restores chalky or dirty exterior surfaces dramatically
- Pressure washing concrete (starts at $100) — driveway, walkway, patio
- Window exteriors (starts at $150) — if exterior glass is dirty, the unit looks worse than it is
- Fence repair or paint ($variable) — small fence sections, gates, latches
What we don't do
- Full landscaping projects — we don't install new beds, plant gardens, or do major garden design. Hire a landscaper for that.
- Tree removal or major branch work — anything that requires an arborist or chainsaw is outside our scope. We can trim small branches near walkways, but not removal.
- Roof or major exterior repair — we don't get on roofs.
- Snow removal — seasonal, not part of turnover. There are dedicated services for that.
- Pool service — if the unit has a pool, you'll need a separate pool company.
Why exterior cleanup matters more than people think
We've watched prospective tenants drive past listings without even getting out of the car because the front yard was a mess. Conversely, a tidy exterior raises the perceived value of the entire unit — interior photos look better when the exterior shots aren't dragging down the listing average. For about $200 and up in exterior work, you can move the perceived value of a $1,500/month unit by $50-$150 in market rate.
For higher-end neighborhoods (Main Line, Center City brownstones, Old City), exterior matters even more. A pristine front entry signals to prospects "this landlord pays attention," which often translates to better tenants and longer stays.
Where exterior cleanup fits
Exterior work is included as standard in Premium (Starting at $1,800) and White Glove (Starting at $2,500) packages. If you're using Standard tier and want exterior added, the cost starts at $150 depending on yard size and scope.
