A make ready (also called a unit turn) is everything that happens between one tenant’s move-out and the next tenant’s move-in: move-out deep cleaning, wall and drywall repair, interior paint, lock rekey or replacement, blind replacement, junk and debris removal, and a final rent-ready inspection. In Philadelphia, most landlords stitch that together from four or five separate vendors. We run the entire make ready as one scope, one crew standard, and one invoice.
Our standard is 5 business days from keys to rent-ready, against an industry average of 9 or more. Every unit closes out with a room-by-room photo report before the invoice, so out-of-state owners and property managers never have to drive over to check the work.
