Yet the average property manager takes 9 days or more per turn. The delay is rarely the work itself, a crew can paint a one-bedroom in a day. It is the gaps between vendors: waiting for the junk hauler before the painter can start, waiting for the painter before the cleaner will come, re-walking the unit between each trade, chasing invoices from all four.
What actually compresses a turn: one work order with the trades sequenced back to back (junk out day one, repairs and paint days two to three, clean day four, walk-through day five), materials ordered before keys come back, and one person accountable for the whole unit instead of four subcontractors accountable for their slice.
