How scheduling works

Most hosts give us their Airbnb/VRBO iCal URL during onboarding (it's a 2-minute step inside the host dashboard). After that, we see every booking the moment you accept it. Your calendar drives our routing, not text messages back and forth.

For multi-platform hosts, we can pull from Hospitable, Hostfully, Guesty, OwnerRez, or any other PMS that publishes an iCal feed. If you're juggling listings across Airbnb, VRBO, and Booking.com, we consolidate them into one schedule on our end so nothing gets missed.

Common add-ons

Linen service

We bring laundered sheets and towels to every turnover and take the used ones away to wash. You don't need to keep multiple sets onsite, and no surprise "out of clean sheets" moments. Starting at $25 per turnover depending on unit size.

Restocking management

Included free with regular service. We maintain your supplies par list and text you when anything's running low. If you'd rather we just order and bill for the supplies directly, we can handle that too — we add 10% over cost.

Monthly or 6-week deep cleans

Between-guest cleaning handles surfaces and high-touch points. A deep clean every 6-8 weeks handles the build-up turnovers can't reach — inside oven, behind furniture, baseboards, vents, grout, fridge coils. We recommend this for any unit that's booked more than 60% of the month. Starting at $200 depending on size.

Mid-stay cleaning for long bookings

For stays of 7+ nights, many hosts offer mid-stay cleaning as a guest amenity (or charge for it). We handle the same scope as a turnover but work around the guest's belongings. Same per-turnover pricing.

Lockbox and key management

We handle keypad codes, lockboxes, smart locks (August, Yale, Schlage), and physical keys. If you rotate codes between guests, we can manage that too.

Can you turn around between an 11am checkout and a 4pm check-in?+
Yes — same-day turnover within the standard 11am-to-4pm window is the default for Philadelphia Airbnb hosts. We arrive within 30 minutes of checkout, complete cleaning, change linens, restock, and send confirmation with after-photos before your next guest checks in. For tight windows or back-to-back same-day bookings, just flag it and we'll prioritize.
Do you supply linens, or do I need to provide them?+
Both options work. Most hosts keep one or two backup sets onsite and we wash and rotate them between turnovers. If you'd prefer, we can manage a full linen-service program where we bring fresh laundered sets each turnover and take used ones away — this starts at $25 per turnover depending on unit size.
Can you sync with my Airbnb or VRBO calendar?+
Yes. We can read your iCal feed from Airbnb, VRBO, Booking.com, or your property management software (Hospitable, Hostfully, Guesty, OwnerRez, etc.) so we always know when your next guest checks in. You don't have to message us about every booking — we see the calendar update and schedule automatically.
What happens if there's damage from the previous guest?+
We document everything with time-stamped photos before we start cleaning and text you within the first 30 minutes if anything looks off — broken items, stains, missing items, damage. That timeline gives you enough notice to file an Airbnb resolution-center claim within the 14-day window. We also keep a running log per unit so you can spot patterns over time.
Do you restock supplies like coffee, toilet paper, and toiletries?+
Yes. Most hosts have us maintain a supplies par list — toilet paper, paper towels, coffee, soap, shampoo, dish soap, trash bags, etc. We check the par every turnover, restock from your supply closet, and text you when anything's running low so you can reorder before it becomes a guest complaint.
Do you do monthly deep cleans in addition to turnovers?+
Yes — we recommend a deep clean every 6-8 weeks for actively booked units. Turnover cleans handle surfaces and high-touch points between guests; deep cleans handle the build-up that accumulates regardless (inside oven, baseboards, behind furniture, grout, vents). Deep clean pricing is separate; pricing starts at $200 depending on unit size.
What if my guest checks out late?+
It happens. We build a 30-minute buffer into the schedule, and if the guest is more than 30 minutes late we'll text you so you can decide whether to message them or whether we should reschedule. For chronic late-checkout situations, we can also offer a "late departure surcharge" workflow some hosts pass through to the guest.
How do you handle keys, lockboxes, and smart locks?+
Whatever you use, we can handle. Keypad codes, lockboxes, smart locks (August, Yale, Schlage), or physical keys. If you rotate codes between guests we can manage that during the turnover too. We don't keep copies of physical keys overnight — they go back to the lockbox or keypad before we leave.
