Most rental turnovers don't need a full repaint or new carpet. They need a thorough deep clean, paint touch-ups where the previous tenant scuffed things up, fresh locks (or a rekey), and the small details that make a unit feel ready for the next tenant. That's exactly what our Standard tier is built for.
If your last tenant was reasonably clean, treated the unit well, and you're not trying to bump rent significantly — Standard is almost always the right call. You get a unit that looks lived-in but cared-for, ready for the next renter at a price that protects your margins.
Typical Standard scope
Actual scope is finalized at the walk-through and confirmed in your written quote. The list below shows what a typical Standard turnover covers — your exact scope depends on the unit's condition.
- Full deep clean — kitchen (including inside appliances), all bathrooms (tile, grout, fixtures), all floors (vacuumed and mopped), windows (interior glass and sills), baseboards, light switches, doorknobs
- Paint touch-ups — wall scuffs, small drywall dings, trim marks. We use matching colors from leftover paint when you have it, or color-matched pints when you don't
- Lock rekey or replacement — your choice. Rekey is included; full replacement (new hardware) starts at $40 per door at material cost
- Lightbulb replacement — every bulb checked, dead ones replaced, missing ones installed. LED or incandescent as preferred
- Smoke and CO detector test — every detector tested, batteries replaced if needed
- Trash and debris removal — anything the prior tenant left behind, hauled away
- Photo documentation — before/after photos sent throughout, full set delivered at completion
- Final walk-through and written sign-off
What's not included (and when to upgrade)
Standard is intentionally focused. The things it deliberately doesn't include are the ones that drive up cost without always being necessary. If your unit needs any of these, the right move is to upgrade to Premium rather than tack on:
- Full-room repaints — Standard covers touch-ups only. If a tenant smoked, had pets, or marked up walls significantly, you'll want full repaints (Premium tier).
- Carpet cleaning — available as an add-on at the walk-through, billed separately from your Standard scope.
- Lawn or landscaping work — Standard is interior-only.
- Drywall repair beyond minor patching — large holes, water damage, or significant repair work needs a separate quote.
- Appliance deep cleaning — Standard cleans appliances thoroughly but not the inside-out professional treatment Premium provides.
Honesty check
Standard works for about 60% of the turnovers we do. If you're not sure what tier you need, just say so when we walk through — we'll tell you honestly whether Standard is enough or whether you'll benefit from Premium. We'd rather under-promise and over-deliver than upsell you on something you don't need.
Typical Standard timeline
- Day 1 (key handoff): We pick up keys, walk through with you (or photos if remote), confirm scope
- Days 2-3: Cleaning crew completes deep clean; paint touch-ups happen day 2 or 3
- Day 4: Locksmith handles rekey or replacement; lightbulbs and detectors checked; trash removal
- Day 5: Final walk-through, photo documentation sent, keys returned (or installed in lockbox), invoice sent
Total: 5 business days from key handoff to listing-ready. Rush options available (24-72 hour turnover) for $200 and up.
Standard tier pricing
All prices shown are starting floors — the tier minimum reflects a very small studio in good condition. Most jobs price higher based on unit size, condition, and scope. Your final flat-rate quote is locked in at the free walk-through. No hourly billing, no surprise add-ons.
When to consider Premium instead
Upgrade to Premium (Starting at $1,800) if the previous tenant left the unit significantly marked up, if carpets need professional cleaning, if there's any pet odor or stain remediation needed, or if you want to refresh enough rooms with full repaints to bump rent. Premium typically adds about $600+ to the bill but typically lets you raise rent or lease faster.
