Custom Turnover — when the unit isn't a normal turnover

For conditions that fall outside our standard tiers: hoarder cleanouts, smoke or biohazard remediation, post-construction debris, party damage, estate-sale properties, and multi-unit buildings. Free on-site walk-through, written quote, scope you can sign off on before we start.

Most rental turnovers fit neatly into one of our three published tiers. Some don't. The unit was left in a state that no normal cleaning-plus-paint scope is going to handle. The property is a multi-unit building. There's smoke damage. The previous tenant was a hoarder. The construction crew left behind a mess your standard cleaning service quietly nope'd out of. That's what Custom is for.

Custom turnover isn't a "premium upgrade." It's a separate category with a separate process: we come out and physically assess what we're dealing with, document the scope in writing, and quote a flat fee for the actual work. No padding, no hourly drift, no surprise add-ons mid-project.

All Custom pricing starts at the floor shown and is fully quoted after on-site walk-through. The starting numbers above reflect typical past work; your job gets its own scope and its own flat-rate price, signed off before we start.

How a Custom quote actually works

Step 1: you call or email us with a rough description of what we're dealing with. We don't need photos — we'll do that ourselves.

Step 2: we schedule a walk-through within 48 hours. One of our project managers physically goes through the unit, documents conditions, and starts a scope sheet.

Step 3: within 24 hours of the walk-through, you receive a written quote with line-item scope, flat-rate price, partner sub-contractors named (if any), timeline, and a clear "this is what's included / this is what's not" section.

Step 4: if you sign off, we schedule and start. If you don't, the quote was free. No follow-up sales pitch.

How Custom compares to our standard tiers

If your unit is in routine condition, you don't need Custom — see Standard for normal turnovers, Premium for a full refresh including paint and appliances, or White Glove for listing-ready with photos.

If you're not sure whether your unit is a tier-3 White Glove or a Custom, that's exactly what the walk-through is for. We tell you honestly. We don't push you toward Custom — Custom is more work for us too, and we'd rather quote you a White Glove if that genuinely covers the job.

Most landlords and property managers reach Custom one of two ways: either they walk into a unit after move-out and realize it's worse than they thought, or they inherit a property (estate, foreclosure, purchase) and the previous owner's condition is unknown.

About the Custom tier

When does a job fall into Custom instead of a regular tier?+
Custom is the right tier when conditions are outside what a standard tenant-turnover scope can cover. Common triggers: hoarder-level accumulation requiring haul-away, smoke or biohazard cleanup, water or mold damage, post-construction debris, party damage with significant repairs, multi-unit buildings, full estate-property turnovers. If a walk-through reveals any of these, we quote Custom — there's no padding, just an accurate scope and price.
Why is Custom quote-only instead of having a published range?+
Because the cost varies too much. A hoarder cleanout might be $4,000; a post-fire smoke remediation might be $12,000; a 6-unit estate property might be $25,000+. Publishing a single range would either underprice every job (creating sticker shock when we quote) or overprice the smaller ones (losing them entirely). On-site walk-through and a documented scope is the only fair way.
How long does a Custom turnover take?+
Depends entirely on the scope. Hoarder cleanouts run 3-7 days. Biohazard remediation can be 1-3 days. Estate-property turnovers (full home contents + cleaning + cosmetic work) run 7-21 days. We give you a timeline along with the price quote so you can plan around vacancy.
Do you sub-contract or do you handle it all?+
For most Custom jobs we still handle it directly — same team, same accountability. For specialized work like asbestos abatement, structural repair, or licensed mold remediation we bring in vetted partners and coordinate everything under one project manager. You still get one invoice and one point of contact.
Can you handle biohazard or unattended-death cleanup?+
Yes, in partnership with licensed biohazard remediation specialists. We coordinate the bio-cleanup, then handle the standard turnover scope (cleaning, paint, flooring as needed) on the back end. One project, one invoice. Bio-cleanup is documented and OSHA-compliant.
Is a Custom quote really free?+
Yes. The walk-through and written quote cost you nothing and there's no deposit required to schedule one. We make money on the work, not on quotes — same as our regular tiers.
