Most rental turnovers fit neatly into one of our three published tiers. Some don't. The unit was left in a state that no normal cleaning-plus-paint scope is going to handle. The property is a multi-unit building. There's smoke damage. The previous tenant was a hoarder. The construction crew left behind a mess your standard cleaning service quietly nope'd out of. That's what Custom is for.
Custom turnover isn't a "premium upgrade." It's a separate category with a separate process: we come out and physically assess what we're dealing with, document the scope in writing, and quote a flat fee for the actual work. No padding, no hourly drift, no surprise add-ons mid-project.
When Custom is the right tier
If any of these describe your unit, we're going to quote Custom rather than try to force-fit a tier that won't cover the work:
- Hoarder-level conditions. Floor-to-ceiling accumulation, multiple dumpsters of haul-away, requiring biohazard PPE in some rooms. We coordinate haul-away, deep sanitization, then standard turnover work on the back end.
- Smoke, fire, or unattended-death cleanup. Handled through our licensed biohazard remediation partners with full OSHA-compliant documentation, then we follow with structural cleaning, repaint, and turnover-completion scope.
- Water damage, mold, or HVAC contamination. If there's active mold or water-source remediation needed, we bring in licensed partners. Cosmetic and structural recovery (drywall, paint, flooring) we handle directly.
- Post-construction or post-renovation turnover. Drywall dust everywhere, debris in vents, paint overspray, contractor mess. Different scope than a tenant turnover; we handle it.
- Severe party or vandalism damage. Holes in walls, broken fixtures, damaged flooring. Custom because the repair scope dwarfs the cleaning scope.
- Estate or pre-sale turnovers. Full-property contents cleanout, deep clean, cosmetic prep for listing — often within tight timelines for an estate sale or probate-driven listing date.
- Multi-unit buildings. Turning over 3+ units simultaneously, coordinated turnover for a small apartment building, or whole-building between-lease prep.

Custom jobs vary widely by definition. Every Custom engagement includes the project-management foundation below; the actual cleanup, repair, and remediation scope is documented in your written quote after the on-site walk-through.

- On-site walk-through within 48 hours of your initial call. Free, no deposit, no pressure.
- Written scope document listing every line item, sub-scope, materials, partner sub-contractors (if any), timeline, and flat-rate price.
- Project manager assigned to your job for single-point accountability — one person owns the timeline and the result.
- Photo documentation at start, key milestones, and finish — sent to you in a cloud folder you keep.
- Coordinated partner work for any licensed specialties (mold, asbestos, biohazard, structural). You don't manage them; we do.
- One invoice covering everything at the flat rate quoted. No mid-project change orders without your sign-off.
Custom tier pricing
All Custom pricing starts at the floor shown and is fully quoted after on-site walk-through. The starting numbers above reflect typical past work; your job gets its own scope and its own flat-rate price, signed off before we start.
How a Custom quote actually works
Step 1: you call or email us with a rough description of what we're dealing with. We don't need photos — we'll do that ourselves.
Step 2: we schedule a walk-through within 48 hours. One of our project managers physically goes through the unit, documents conditions, and starts a scope sheet.
Step 3: within 24 hours of the walk-through, you receive a written quote with line-item scope, flat-rate price, partner sub-contractors named (if any), timeline, and a clear "this is what's included / this is what's not" section.
Step 4: if you sign off, we schedule and start. If you don't, the quote was free. No follow-up sales pitch.
How Custom compares to our standard tiers
If your unit is in routine condition, you don't need Custom — see Standard for normal turnovers, Premium for a full refresh including paint and appliances, or White Glove for listing-ready with photos.
If you're not sure whether your unit is a tier-3 White Glove or a Custom, that's exactly what the walk-through is for. We tell you honestly. We don't push you toward Custom — Custom is more work for us too, and we'd rather quote you a White Glove if that genuinely covers the job.
