White Glove is the top tier. The full package. The level when you want to hand us the keys, get on a plane (or get back to your day job), and come back to a unit that's not just clean, it's listing-ready. Professionally photographed. Painted throughout. Staged enough to show well. Lockbox installed for your agent or for self-show tours.
White Glove is the right tier for:
- Out-of-state landlords who can't physically prep the unit themselves
- Real estate investors turning over multiple units and wanting consistent quality
- Property managers handling unit-by-unit turnovers at scale
- Landlords listing on Zillow, Apartments.com, etc. directly without an agent
- Units in higher-end neighborhoods where the listing photo quality directly impacts rent
Typical White Glove scope
Actual scope is finalized at the walk-through and confirmed in your written quote. The list below shows what a typical White Glove turnover covers, your exact scope depends on the unit's condition, listing strategy, and what your agent needs.
Everything in Premium, plus:
- Full interior repaint, fresh paint throughout the unit, trim and doors as needed. Premium paint (SW Cashmere or BM Aura, your choice of neutral or modern white). The unit looks new.
- Professional listing photos, 15-25 high-resolution photos taken with proper wide-angle gear and lighting. Suitable for Zillow, Apartments.com, MLS, or any direct-list platform. Delivered as a digital folder + cloud link your agent can pull from.
- Lockbox installation, we install a coded lockbox at the entry, configure the code, and document the location and access process for your agent or self-show platform (Tenant Turner, Rently, ShowMojo, etc.)
- Listing prep handoff, written summary of the unit's features for your agent (square footage confirmed, amenities documented, paint colors noted)
- Listing photography, professionally shot once the unit is staged and ready to list
Why White Glove pays for itself
White Glove typically starts about $1,000 more than Premium. Three reasons it often makes financial sense:
1. Listing photos are the #1 lever for rent and time-on-market
Studies consistently show: units with professional photos rent 30-40% faster and at 5-10% higher rates. On a $2,000/month rental that means $100-$200/month more rent, or 2-4 weeks of saved vacancy ($1,000-$2,000 in real cash). The photos alone often pay for the White Glove upgrade.
2. Out-of-state landlords don't have a coordination tax
If you don't live near your rental, hiring a photographer, a lockbox installer, and a stager separately is a logistical nightmare. White Glove rolls all of it into one engagement. You hand us the keys (in person on a visit, or via courier/lockbox), and you don't think about the unit again until photos arrive in your inbox.
3. Multi-unit investors get consistency
If you own 5-20 rental units, White Glove gives you the same quality bar across all of them. Same paint specs, same photo style, same finishing details. Your portfolio looks like a brand instead of a collection of mismatched DIY projects.
White Glove timeline

White Glove tier pricing
All prices shown are starting floors, the tier minimum reflects a very small studio in good condition. Most jobs price higher based on unit size, condition, and scope. Your final flat-rate quote is locked in at the free walk-through. No hourly billing, no surprise add-ons.
What you get when White Glove is done
- A unit painted, cleaned, and prepped to a consistently high standard

- A working lockbox configured for self-show or agent access
- A written unit summary for your listing platform or agent
