If Standard is for routine turnovers between similar tenants, Premium is the level when you want the unit to come back better than it left. Full repaints in the rooms that need it. Appliances cleaned inside and out. Exterior touches like lawn cleanup and porch sweeping. The unit shows like new and you can either bump rent or lease faster.

Premium typically starts about $600 above Standard. Here's when that math works:

Scenario 1: You can raise rent $100/month

An extra $100/month is $1,200/year. The Premium upgrade pays for itself within 6-10 months and adds compounding revenue from there. This is the most common reason landlords step up.

Scenario 2: You can lease 1-2 weeks faster

If your unit rents for $1,500/month, two weeks of vacancy costs $750. If Premium lets you lease two weeks faster (because better photos, better condition, better first impression), you've already paid for the upgrade in saved vacancy alone.

Scenario 3: You're avoiding tenant complaints

Premium reduces the "this place is gross" calls during the first month of a new lease — calls that end up with you sending us back out anyway, or worse, with the tenant leaving negative reviews and moving early. Get it right the first time.

Can I pick which rooms get repainted?+
Yes. Premium includes full repaint scoped at the walk-through — your choice of priorities. We bring paint samples if you want our suggestions on color or which rooms to prioritize.
What paint do you use?+
Sherwin-Williams Cashmere by default — durable, washable, premium-grade. We have favorite landlord-friendly colors (warm white, soft greige, neutral cream) but happy to use whatever you specify. Paint is included in the Premium price.
How much rent bump should I expect after Premium?+
Depends on the market and the unit's condition before, but $75-$200/month is typical for routine 1-2 BR units in Philly. Larger units or units in hot neighborhoods (Fishtown, NoLibs, Center City) can sometimes support $200-$350 bumps. Your agent or a comparable rental search is the best gauge.
How does Premium compare to hiring contractors individually?+
Roughly the same total cost, but with one critical difference: timing. Hiring contractors individually means 2-3 weeks of vacancy because each one has their own schedule. Premium is 5-7 days because we coordinate everything. The saved vacancy alone usually pays for the convenience premium.
