Appliances cleaned inside and out. Exterior touches like lawn cleanup and porch sweeping. The unit shows like new and you can either bump rent or lease faster.
Premium is the tier we recommend most often when:
- The previous tenant was hard on the unit (kids, pets, smokers, long stay)
- You want to raise rent meaningfully (bumping $100-$300/month is common after a Premium refresh)
- You're trying to move it fast in a competitive listing window
- You're between long-term tenants and want to reset the unit's baseline condition
Typical Premium scope
Actual scope is finalized at the walk-through and confirmed in your written quote. The list below shows what a typical Premium turnover covers — your exact scope depends on the unit's condition and what you want to prioritize.
Everything in Standard, plus:
- Full repaint — fresh paint on walls and trim, scoped to your unit at the walk-through. We supply paint (Sherwin-Williams Cashmere or equivalent) in white, off-white, or neutral colors of your choice
- Deep appliance cleaning — inside oven, inside refrigerator, inside microwave, inside dishwasher. Hood and vent cleaned. Not just wiped down — actually scrubbed and degreased
- Drywall repair — patching holes up to ~2 inches, sanding smooth, priming, and painting to match
- Caulk refresh — kitchen and bathrooms get fresh caulk where existing is mildewed or cracked
- Lawn cleanup & basic landscaping — if the unit has any outdoor space, we handle leaves, debris, hedge trim, and a basic mow if grass exists
- Porch & entry refresh — front entry swept, cobwebs cleared, mailbox checked, house numbers cleaned
The math on Premium vs. Standard
Premium typically starts about $600 above Standard. Here's when that math works:
Scenario 1: You can raise rent $100/month
An extra $100/month is $1,200/year. The Premium upgrade pays for itself within 6-10 months and adds compounding revenue from there. This is the most common reason landlords step up.
Scenario 2: You can lease 1-2 weeks faster
If your unit rents for $1,500/month, two weeks of vacancy costs $750. If Premium lets you lease two weeks faster (because better photos, better condition, better first impression), you've already paid for the upgrade in saved vacancy alone.
Scenario 3: You're avoiding tenant complaints
Premium reduces the "this place is gross" calls during the first month of a new lease — calls that end up with you sending us back out anyway, or worse, with the tenant leaving negative reviews and moving early. Get it right the first time.
What Premium doesn't include
- Listing photos — that's White Glove territory. Premium gets you a unit that could be photographed by your agent; White Glove gets the photos done for you.
- Marketing copy or listing prep — that's also White Glove.
- Major renovations or trade work — anything requiring permits, structural work, or significant plumbing/electrical is outside our scope. We can recommend trusted contractors.
Premium tier pricing
All prices shown are starting floors — the tier minimum reflects a very small studio in good condition. Most jobs price higher based on unit size, condition, and scope. Your final flat-rate quote is locked in at the free walk-through. No hourly billing, no surprise add-ons.
How to know Premium is right
You probably want Premium if any of these are true: the previous tenant was rough on the unit, you want to raise rent, you want to lease faster, or you're between long-term tenants and resetting the baseline.
If you're not sure, just say so during the walk-through. We'll tell you honestly whether Standard handles it or whether Premium is worth the upgrade. We don't try to upsell — we just want you happy with the result.
