Industry-wide, a full apartment turnover typically runs $1,000 to $3,000+ per unit, and the National Apartment Association has cited average all-in turnover costs around $1,800 per unit, with total cost per move-out (including vacancy and leasing costs) closer to $3,900. The spread is wide because condition drives everything.

What moves the number: a light turn between similar tenants (touch-up paint, clean, rekey, bulbs) sits at the bottom of the range. Add a full repaint and it climbs by $1,000 to $1,500 for a typical one-bedroom. Add junk removal, drywall repair, or appliance-grade deep cleaning and a heavy first-time turn can reach $3,500 or more.
