How Long Does a Turnover Take?

A routine unit turn should take about 5 business days. The industry average is 9 or more. The gap is almost entirely vendor coordination, and it is the most fixable cost in your operation.

Benchmarks: a light turn (clean, touch-up, rekey) takes 1 to 3 days. A standard full turn with paint takes 5 to 7 days. A heavy turn with junk removal, drywall repair, and full repaint runs 7 to 10+ days. HUD-assisted housing often expects 48 to 72 hours.

Yet the average property manager takes 9 days or more per turn. The delay is rarely the work itself, a crew can paint a one-bedroom in a day. It is the gaps between vendors: waiting for the junk hauler before the painter can start, waiting for the painter before the cleaner will come, re-walking the unit between each trade, chasing invoices from all four.

What actually compresses a turn: one work order with the trades sequenced back to back (junk out day one, repairs and paint days two to three, clean day four, walk-through day five), materials ordered before keys come back, and one person accountable for the whole unit instead of four subcontractors accountable for their slice.

That sequencing is our entire model: 5 business days standard, keys to rent-ready, with 24-72 hour rush turns for lease deadlines. Every day saved is roughly $50 to $60 of vacancy recovered, see the cost guide for the math, and the checklist for the sequence itself.

FAQs

Common questions

How long should a normal turnover take?+
About 5 business days for a full turn with paint on a typical unit. Light refreshes take 1 to 3 days. If your turns routinely run past 9 days, the delay is almost certainly vendor coordination, not work volume.
Why do turnovers drag past a week?+
Gaps between vendors: each trade waits on the last, each requires its own scheduling and inspection. Four vendors with two-day gaps adds a week of vacancy without a single extra hour of labor.
Can a unit really turn in 48-72 hours?+
Yes, with pre-ordered materials and back-to-back crew sequencing. We offer rush turns in that window for lease deadlines and HUD re-inspections; they price above standard turns.
When should I schedule the walk-through?+
The day keys come back, or before move-out if the tenant allows. Same-day scoping means the turn starts immediately instead of losing days to scheduling.
