Paint is the single biggest visual lever on a rental turnover. A unit with fresh, neutral walls looks new. The same unit with scuffed, marked-up walls looks tired no matter how clean it is. That's why every turnover we do includes paint work, scaled to whatever the unit actually needs.
We're not a standalone paint company — we don't do new construction, exterior houses, or commercial work. We're specifically built for rental turnover painting, which has different requirements than residential painting: fast turnaround, durable paint, neutral colors, and seamless coordination with cleaning and other turnover work.
Three levels of paint, three tiers of service
Touch-ups (included in Standard)
Wall scuffs, small drywall dings (under 1 inch), trim marks, door dings, baseboard scrapes. We use matching color from leftover paint when you have it, or color-matched pints from Sherwin-Williams when you don't. Touch-ups are spot-treated, blended carefully, and won't be obvious to the next tenant. Most units need 2-6 hours of touch-up work.
Room repaints (included in Premium)
When a tenant has marked up walls significantly, smoked, had pets, or just lived in the unit long enough that touch-ups won't hide everything. We repaint full rooms — walls, ceilings if needed, and trim if the trim shows wear. Premium includes full repaint scoped at the walk-through; you pick which rooms to prioritize. Specific rooms and count are scoped at the walk-through.
Full interior repaint (included in White Glove)
Every room, every wall, every ceiling. The unit comes back to a consistent, neutral baseline. This is the right move for hard turnovers (smokers, pet damage throughout, long-stay tenants), pre-listing prep, or when you're significantly bumping rent.
The paint we use
For rental turnover painting we use:
- Sherwin-Williams Cashmere (default) — durable, washable, hides imperfections, dries fast. Good balance of price and quality for rentals.
- Benjamin Moore Aura (upgrade option) — best in class for color depth, fast dry time, and touch-up. Costs ~$25/gallon more but worth it for higher-end units.
- Sherwin-Williams Emerald (kitchens, bathrooms) — when you want maximum durability in moisture-prone areas.
- Benjamin Moore Advance (trim, doors, cabinets) — water-borne alkyd that looks like oil-based, cures rock-hard.
Landlord-friendly color choices
Most landlords want the same thing: a neutral color that looks fresh, hides minor scuffs, and doesn't go out of style. Our most-used colors:
- SW Alabaster (SW 7008) — warm white, the most popular landlord color we paint. Works with every floor type and every cabinet color.
- BM White Dove (OC-17) — slightly warmer than Alabaster, very forgiving.
- SW Agreeable Gray (SW 7029) — warm gray that reads as neutral, still popular but cooling off.
- SW Accessible Beige (SW 7036) — warm beige that's coming back in 2026 as gray fades.
- SW Repose Gray (SW 7015) — cool gray for modern-look units.
If you have a specific color or want us to match an existing one in the unit, just say so. We'll pull the color and use it consistently across the work.
Why post-tenant painting is different from new-construction painting
- Time pressure — every day of vacancy is lost rent. New construction can take its time; turnover painting has to be done in days.
- Surface variability — every unit has different existing paint, different damage, different surfaces. We start with assessment, not a default plan.
- Coordination — we paint around cleaning, carpet cleaning, and other turnover work happening in the same week. Standalone painters don't deal with that.
- Touch-up specialty — most homeowners want full repaints. Most landlords want strategic touch-ups. Different skill set.
How painting fits into your turnover
Paint work in our service is always bundled with the rest of the turnover. We don't do paint-only jobs — if you just want painting, we'll refer you to Elegance L Painting on the Main Line or a Philly equivalent.
For rental turnovers specifically, paint is one part of the package: Standard (Starting at $1,000, includes touch-ups), Premium (Starting at $1,800, includes full repaint scoped at walk-through), or White Glove (Starting at $2,500, includes full interior repaint).
