Turnover cleaning is different from regular cleaning. Regular cleaning maintains a home that's already cared for. Turnover cleaning starts with a unit that's just been emptied — which means dust under furniture, grime behind appliances, sticky spots in corners, and the accumulated wear of months or years of occupancy. The goal isn't "tidy" — it's "this unit could be photographed for a listing."
Every rental turnover we do starts with a deep clean. It's the foundation everything else builds on. You can paint a room beautifully, but if the floor's dirty under the new paint, the tenant notices.
What's actually cleaned
Kitchen
- All appliances cleaned inside and out — oven, fridge, freezer, microwave, dishwasher, range hood, stovetop
- Cabinet fronts wiped down (and interiors if greasy or food-residue)
- Countertops scrubbed and disinfected
- Sink and faucet polished, drain checked
- Backsplash cleaned (tile, grout, or solid surface)
- Floor swept and mopped
- Light fixtures wiped, bulbs replaced if dead
Bathrooms
- Tub, shower, surround cleaned and disinfected
- Toilet (inside, outside, base) thoroughly cleaned
- Sink, faucet, mirror polished
- Tile and grout scrubbed
- Caulk inspected; replaced if mildewed
- Vent fan vacuumed
- Floor mopped, baseboards wiped
Bedrooms & living areas
- All floors vacuumed (carpet) or swept and mopped (hardwood, LVP, tile)
- Baseboards wiped throughout
- Window interiors cleaned, sills wiped, tracks vacuumed
- Light switches, outlets, doorknobs disinfected
- Closet shelves wiped, floors swept
- Ceiling fans and overhead lights dusted
Hallways, entries, & shared spaces
- Stair treads cleaned (vacuum or mop)
- Handrails wiped
- Entry mat shaken out
- Coat closet checked and cleaned
- Smoke detectors tested, batteries replaced if needed
The products we use
We use professional-grade, low-VOC cleaning products. Standard kit:
- Bathroom: Bar Keepers Friend (tile, grout, faucets), Method or Mrs. Meyer's all-purpose, Clorox toilet cleaner
- Kitchen: Dawn Powerwash (grease), oven cleaner (food residue), stainless steel polish
- Floors: Bona Hardwood Cleaner, vinegar solution for tile/laminate, hot water extraction for carpet (Premium and White Glove only)
- Surfaces: Microfiber cloths for everything — no paper towels, no streaks

How long it takes
- Studio: 4-6 hours (one crew member)
- 1-bedroom: 6-8 hours (one crew member)
- 2-bedroom: 8-12 hours (one or two crew members, sometimes split across two days)
- 3+ bedroom: 12-18 hours over 1-2 days, multiple crew members
Most of the cleaning happens on days 1-2 of the turnover window, while other trades (painting, locks) work around it.

How turnover cleaning fits the full process
Turnover cleaning is the base layer of any rental turnover. It happens on day 1-2 of the window, before paint touch-ups (so painters work on clean walls) and before carpet cleaning (so dust isn't kicked back into freshly cleaned fibers).
If you need cleaning plus the other turnover work, our Standard tier bundles everything for less than the parts cost individually. If you only need cleaning, we'll quote it standalone.
