How much does a turnover cost?+
Are there any hidden fees?+
No. The quote you accept is the price you pay. If you ask for additional scope mid-job, we quote the addition in writing before doing anything. No surprise invoices.
Do I need to pay a deposit?+
Not to schedule the walk-through or get a quote. For accepted jobs, we typically take a small deposit (25%) to lock the schedule, with the balance due upon completion.
How do I pay?+
Check, bank transfer (ACH), Zelle, or major credit cards. One invoice covers the entire turnover — cleaning, paint, locks, everything.
What's included in each tier?+
Standard: deep clean, paint touch-ups, lock rekey, lightbulbs, walk-through. Premium adds: full repaint scoped at walk-through, deep appliance cleaning, lawn cleanup. White Glove adds: full interior repaint, professional photos, lockbox setup, final polish. See

Can I customize a tier or add à la carte?+
Yes. Most customizations are easy — adding carpet cleaning, adding extra room repaints, etc. We quote add-ons in writing during the walk-through.
How long does a turnover take?+
5 business days standard. Premium typically 5-7 days. White Glove typically 7-10 days. Rush options available (24-72 hour turnaround) for Starting at +$200.
Can you fit a tight lease-to-lease window?+
Often yes. Tell us the dates when you call — tenant out Friday, new tenant in by Wednesday — and we'll confirm whether we can hit the window. We say no when we can't; we don't take on jobs we'll mess up.
Are you licensed and insured?+
Yes: $1M general liability, $25K janitorial bond, full workers' comp. Owner is PA real estate licensed. Certificates available for any property manager or HOA on request.
What if something gets damaged during work?+
Covered by our insurance. We document unit condition with photos at the start of every job. If we damage something, we file a claim and replace or repair it. We've never had a serious claim in our service history.
Do you work with out-of-state landlords?+
Yes — about 30% of our work is for owners who don't live in Philadelphia. We handle everything remotely: keys via lockbox or courier, photos throughout the job, written sign-off, electronic invoicing. You never have to fly in.
How do I hand off keys if I'm not local?+
Lockbox is easiest. You mail keys to us, we install them in a lockbox at the property, and use the code. Or you can FedEx the keys directly to us. We coordinate with your property manager or HOA if needed.
Do you work with property management companies?+
Yes — about 40% of our clients are property managers handling rental portfolios. We offer consistent quality across multiple units, integrate with software (AppFolio, Buildium, Yardi), and bill consistently.
Do you offer volume pricing?+
Yes. Property managers with 5+ unit turnovers per year get tier-pricing discounts (typically 5-10% off). Ask about portfolio pricing when you call.
How professional are the listing photos in White Glove?+
Real-estate-grade. Wide-angle lens, tripod, HDR exposure, professional editing. 15-25 photos per unit. Delivered as a cloud folder ready for Zillow, Apartments.com, MLS, or any platform. Yours to keep and use however you want.
Can I just buy listing photos without the full turnover?+
Not as a standalone — photos are only available as part of
White Glove. We've found photo quality depends heavily on the unit being prepped properly, and we can't guarantee photo quality without doing the prep ourselves.
What if the previous tenant trashed the unit?+
We handle those — we have specific protocols for heavy soil, pet damage, smoke residue, and broken fixtures. Severe cases (hoarding, biohazard, structural damage) we'll quote separately and may coordinate with a remediation company before we come in.
Can you handle multiple units at once?+
Yes. For property managers and investors with multiple units cycling at the same time, we can run parallel crews. Volume discounts apply.
What if the new tenant complains about something within the first week?+
Call us immediately. If it's something we missed (a stain we didn't get, a paint scuff we should've caught), we come back free. If it's normal tenant wear-and-tear caused by the new tenant, that's outside our scope. We're honest about which is which.
Do you guarantee your work?+
Yes. One-year guarantee on paint application (no peeling/flaking due to our work). One-month guarantee on cleaning (if something was missed, we come back free). Hardware (locks) carries manufacturer warranty.
Do you do furnished rentals or Airbnb turnovers?+
Furnished rental turnovers: yes — we handle linen washing, dish sanitization, and reset between long-term tenants. Daily Airbnb turnovers: no, we're built for between-tenant turnovers, not daily housekeeping.
Are you affiliated with a property management company?+
No — we're independent. We don't manage your rentals or take a percentage of your rent. We're a service provider that bills you per turnover, that's it. This keeps incentives aligned: we want you happy with the work, not locked into a contract.
